  • Lease Only Service ~ $79 ~ This pays for the following services:

    We conduct a Rental Market Analysis
    We place an elockbox and sign on the property
    We list the property on the MLS (multiple listing service) via SCOTT PM REALTY and syndicate listing to Zillow, Trulia, Realtor.com, etc.
    We market the property on all of the top Real Estate websites
    We coordinate and property showings
    We perform screening and background checks
    We prepare and provide the lease and other documents as well as coordinate getting them signed by the tenant
    We coordinate getting the payment of the first month's rent and security deposit from the tenant to you
    We upload all documents, leases, move-in reports, pictures and video to the owner's portal if you are a property management client or email them to you if you are not.

    Also, 50% of One Month's Rent is paid out of rent proceeds to help pay commission to tenant's Realtor who helped to secure the new tenant for your unit. This fee is similar to the fee paid to a listing agent to advertise the sale of a property and find a qualified buyer except that we're assisting in the search for a well qualified tenant to lease the property.

    For an Extra Fee:

    We take pictures and video of your property for marketing purposes ~ $49. This service is included in the Monthly and Premium Management Plans.

    We perform initial property move-in condition report with pictures and video ~ $99. This service is included in the Monthly and Premium Management Plans.

    Monthly Management Fees ~ There is no setup fee. If no rent is collected, no fee is charged. Our services are month-to-month with no long term contract. You can cancel anytime with our Easy Exit Guarantee Agreement

    Late Fees ~ Management keeps all late fees and uses them to enforce terms of the lease

    3-Day Pay Notice ~ FREE ~ Paid for by Management out of late fees.

    Eviction court appearances ~ $250 PER TENANT ~ Covers court preparation and appearance. Owner is also responsible for court filing fees. We can only represent owner if eviction is for non-payment of rent. This service is included in the Premium Plan.

    Lease Renewals ~ $100 ~Covers administrative cost associated with creating, coordinating, executing lease renewal. This service is included in the Premium Plan.

    Property Condition Report ~ $95 ~ We perform a property condition report with photos at your request. This service is included in the Premium Plan.

    Tenant Service Calls 24/7 ~ FREE ~ We take calls from tenants 24 hours a day/7 days a week. When necessary we will dispatch trades to the property for routine and emergency maintenance. Cost of repairs will be deducted from Owner’s account and appear on their statement.

    Online Account Portal ~ FREE ~ Only requires internet access and an email address.

    Digital Document Delivery ~ FREE ~ Only requires online internet access and a signature.

    Direct Deposit via ACH ~ FREE ~ Owner distributions are made via ACH to your bank account.

    Monthly Financial Statements & Reports ~ FREE ~ These statements are available online in your owner's portal 24/7. They can be downloaded or copied at your convenience.
